15 Years Later, Wesley Chapel's Promised Raymond James Campus Is Still an Empty Field — And Residents Want Answers

WESLEY CHAPEL, FL — It was supposed to be the deal that put Wesley Chapel on the map as more than just a bedroom community. Fifteen years after one of the biggest economic development deals in Wesley Chapel history was first announced, the promised Raymond James Financial campus near State Road 56 remains an empty 65-acre parcel — and residents are still waiting for answers.


In September 2011, the Pasco County Commission voted unanimously to approve a package of financial incentives worth an estimated $15 million in combined county and state funding. The goal was to convince Raymond James Financial to build a satellite office campus at the intersection of State Road 56 and Mansfield Boulevard, directly east of The Shops at Wiregrass.


What Was Promised vs. What Exists Today

  • 2011: Deal announced, $15 million in incentives approved

  • 2019: Raymond James filed a preliminary site plan for five office buildings and two parking garages

  • May 2023: Developer says vertical construction could begin within months — it does not

  • April 2026: No buildings have been constructed. Raymond James still owns the 65-acre parcel


The Irony 

The landscape around the site has changed dramatically. The campus site is now surrounded by development on nearly every side — The Shops at Wiregrass, PHSC's Porter Campus, AdventHealth Wesley Chapel, the Wiregrass Ranch Sports Campus, Cooper's Hawk Winery, the Audi of Wesley Chapel dealership, and a growing number of residential, medical, and retail projects. The land meant to anchor it all sits empty.
