PASCO COUNTY / WESLEY CHAPEL, FL — If you think Wesley Chapel's growth has been fast, look north. The State Road 52 corridor between I-75 and the San Antonio area is in the early stages of a buildout that will add approximately 9,500 more homes and millions of square feet of commerce to the immediate area north of Wesley Chapel — reshaping the entire northern I-75 corridor in ways that will directly affect how Wesley Chapel residents live, commute, and shop.
This isn't a single development. It's a wave of overlapping projects that have been quietly stacking up along SR-52, and the pace is accelerating.
The Residential Side
The biggest single piece of the residential puzzle is Palmetto Ridge — a 1,088-acre community planned at SR-52 and I-75 that will feature 2,500 homes. Located two exits north of Wesley Chapel, the development will include 8 acres of retail space, a 42-acre site for a future school, and various community amenities, with part of the community age-targeted but not age-restricted.
Beyond Palmetto Ridge, the SR-52 corridor between Curley Road and the I-75 interchange is home to a 21-acre mixed-use site positioned within the Villages of Pasadena Hills overlay — a 20,000-plus acre county planning zone designed around village cores with commercial and multi-family development anchoring surrounding single-family neighborhoods. The broader Villages of Pasadena Hills framework has been in place since 2009 and ultimately envisions tens of thousands of homes and millions of square feet of commercial space across its full footprint.
The Commercial Side — Now Taking Shape
The retail and commercial buildout along SR-52 is moving from planning into reality, with several projects now confirmed and under active development:
Double Branch — a 965-acre mixed-use development at the southeast corner of I-75 and SR-52, now actively leasing for two distinct districts: The Shops at Double Branch for everyday retail and The Boardwalk at Double Branch, a waterfront dining and entertainment destination with an event lawn, public volleyball courts, and an outdoor stage. Leasing is now active and the project is one of Pasco County's most closely watched retail developments.
Walmart Supercenter and Lowe's Home Improvement — both confirmed for the Abbey Crossings development at SR-52 just east of I-75, alongside outparcel tenants including Chase Bank, Panera, Chipotle, Panda Express, Dunkin', McDonald's, Del Taco, and Wawa, with retail deliveries anticipated across 2026.
New Aldi planned for the south side of SR-52 near the Mirada Publix — adding a value grocery option to the corridor. A new Wawa site plan has also been filed farther east on the same side of the road.
The Healthcare Anchor
The nearby construction of the 239,000-square-foot Johns Hopkins All Children's Hospital Wesley Chapel at the Overpass Road interchange — expected to open in 2027 — further cements the I-75 corridor between Wesley Chapel and San Antonio as a major growth zone. Healthcare, retail, and residential are all arriving at the same time, which is exactly how a corridor transforms from rural to established suburb.
What It Means for Wesley Chapel
The SR-52 corridor's growth is inseparable from Wesley Chapel's story. Every new home north of Wesley Chapel means more traffic on I-75, more demand for the schools, hospitals, and services that Wesley Chapel already has, and more customers for the restaurants and retailers that keep opening along SR-54 and SR-56. The growth isn't happening to Wesley Chapel — it's happening around it, and the community will feel every bit of it.
For residents along the Epperson, Watergrass, and Curley Road communities closest to SR-52, the changes will be most immediate — new retail closer to home, new neighbors to the north, and a corridor that looks dramatically different in five years than it does today.
