A Massive New Retail and Dining District Is Taking Shape Just North of Wesley Chapel at I-75 and SR-52

PASCO COUNTY, FL — Something big is rising at the I-75 and State Road 52 interchange, and it's going to change the way the entire north corridor looks and feels.


Double Branch, a nearly 1,000-acre master-planned development that broke ground in October 2023, is now actively leasing retail space across two distinct districts. The project is being developed by Columnar and marketed by ACRE Commercial Real Estate — and the numbers behind it are hard to ignore.


Two Districts, Two Different Vibes

The Shops at Double Branch is the everyday retail anchor — think grocery, fitness, soft goods, and daily-needs tenants along the SR-52 frontage near the I-75 interchange. Future road connections via Setter Palm Road will link it directly to nearby communities like Mirada and Abby Crossing by car, bike, and even golf cart.


The Boardwalk at Double Branch is a different animal entirely. Designed as a waterfront dining and entertainment destination, it will feature a walkable boardwalk lined with restaurants, specialty shops, an outdoor stage, an event lawn, and public volleyball courts. The goal is an all-day gathering place — the kind Wesley Chapel's SR-54 corridor has, but further north.

•        Estimated 6,000 jobs and $600 million in long-term economic impact

•        $55.8 million incentive package approved by Pasco County commissioners in 2022


Why It Matters for Wesley Chapel

Double Branch isn't technically in Wesley Chapel, but it's close enough that residents along SR-54, Mirada, and the SR-52 corridor will feel its impact directly — less driving south for retail, more options within minutes. It's the clearest sign yet that Pasco County's growth is spreading north in a big way.
