PASCO COUNTY / WESLEY CHAPEL, FL — One of Pasco County's most ambitious retail projects is quietly moving from dirt to leasing. Double Branch, a 965-acre mixed-use development at the southeast corner of I-75 and State Road 52, is advancing into its retail phase as ACRE Commercial Real Estate begins marketing space at two new districts: The Shops at Double Branch and The Boardwalk at Double Branch.
The Basics
Developer Columnar broke ground on the site in October 2023, after the project was rebranded from its original name, Pasco Town Center. Together, The Shops and The Boardwalk are set to form the public-facing core of a development that has been reshaping the I-75 corridor just north of Wesley Chapel for more than two years.
Two Very Different Retail Concepts
The Shops at Double Branch is the more conventional half of the project — a mix of anchor, outparcel, and inline spaces fronting State Road 52, with ACRE Commercial targeting grocery, fitness, soft goods, and everyday-service tenants. The site benefits from direct visibility to I-75 and the recently completed signalized interchange at SR-52.
The Boardwalk at Double Branch is the more distinctive piece — a planned waterfront dining and entertainment district rather than a typical strip center. Willow Ferrelli, a managing partner at ACRE Commercial, has described it as designed to keep visitors on site from morning through night, a concept closer to a lifestyle destination than a suburban shopping plaza.
Getting There
Developer materials point to future connections via Setter Palm Road linking the site to nearby communities like Mirada and Abby Crossing — by car, bike, and even golf cart.
What's Not Confirmed Yet
No specific tenants have been publicly announced for either The Shops or The Boardwalk. Leasing is active, but signage and opening timelines remain unannounced.
Why It Matters for Wesley Chapel
For a decade, State Road 54 has been the center of gravity for Wesley Chapel retail. Double Branch signals that growth is now pushing north along I-75 toward SR-52, Mirada, Epperson, and the broader Connected City corridor — giving residents on the north side of the area a much closer option than the drive down to SR-54.
