TAMPA BAY AREA, FL — One of the more ambitious mixed-use projects on the region's radar just got a name and a blueprint. Pomelo Square, a joint venture between commercial developer Ryan Cos. and homebuilding giant PulteGroup, is moving forward with a sprawling development that blends apartments, townhomes, retail, and hospitality into a single walkable district.
By the Numbers
325 apartments across six multifamily buildings (ranging from 40 to 65 units each)
90 townhomes built by PulteGroup — nine eight-unit buildings and three six-unit buildings on the development's eastern side
Over 42,000 square feet of retail space
A hotel
A 6,000-square-foot restaurant outparcel with 60 dedicated parking spaces
A 3,000-square-foot drive-thru restaurant pad
Who's Building What
Ryan Cos. is taking the lead on the apartment and retail components, while PulteGroup — the nation's third-largest homebuilder — handles the townhome portion. Franklin Street's Alex Wright is representing the landlord in leasing the retail space.
Timeline
The full project is anticipated to wrap up in the first quarter of 2028, meaning Pomelo Square will be a multi-year build — but with two major national developers already locked in and site plans finalized, this is well past the rumor stage.
Why It's Worth Watching
Projects that combine for-rent apartments, for-sale townhomes, retail, and a hotel under one master plan are still relatively rare in the Tampa Bay pipeline — Pomelo Square is shaping up to be a genuine live-work-shop-stay destination rather than just another apartment complex with a Chipotle out front.
📅 Anticipated completion: Q1 2028
