WESLEY CHAPEL, FL — A new shopping and dining center is headed to one of Wesley Chapel's busiest medical corridors. Developers have submitted a site plan to Pasco County for a six-building retail and restaurant plaza at the southwest corner of State Road 56 and Mansfield Boulevard — directly across from the newly opened Orlando Health Wiregrass Ranch Hospital.
According to the filing, the project calls for six buildings totaling roughly 72,000 square feet of commercial space — 54,985 square feet of retail and 17,390 square feet of restaurant space — on a 58-acre parcel within the Wiregrass Ranch Master Planned Unit Development. The Fresh Market, the specialty grocery chain, is the only individual tenant confirmed so far.
What's Confirmed — and What Isn't
At this early stage, The Fresh Market is the lone named business tied to the project. The rest of the retail and restaurant lineup hasn't been announced, which is typical for a development that has only just reached the site-plan stage. A submitted site plan is an early procedural step, not a finished project — construction timeline and opening dates remain unconfirmed.
A Long-Planned Corner
While the filing itself is new, the land has been zoned for commercial use since 2007 — the same year The Shops at Wiregrass opened as the area's first major retail destination. That long runway reflects the broader pattern at Wiregrass Ranch, a 5,000-plus-acre master-planned community that has steadily layered in homes, schools, shopping, and now major medical facilities along the SR 56 corridor.
Why It Matters for Wesley Chapel
The location is no accident. Orlando Health Wiregrass Ranch Hospital — the roughly $300 million, 102-bed facility at SR 56 and Wiregrass Ranch Boulevard — brings hundreds of staff, patients, and visitors to the area daily, and retail clustered nearby tends to serve all three groups. It's also the latest in a string of grocery and retail filings racing to keep pace with growth along SR 56, following a planned Walmart near Morris Bridge Road and a Whole Foods-anchored plaza along Bruce B. Downs Boulevard.
